Yes.  All you need to give them is a sum indicating good faith to enter into the contract.  The contract can indicate that at closing you will put 5% down etc. but do not give that large amount to the builder.

Yes.  You should hire an independent inspector to inspect the home as it is being built.  This will help you with warranty issues as well.

Maybe.  I suggest you use an independent lender so that there are truly checks and balances during this process.  Purchasing a home can be an ordeal and the more people in your corner the better.
